Institutional Equity Investing
Sandstone Realty Advisors has assisted a number of clients to grow their companies by bringing institutional equity to the table. Matches that we have made include:
- Zenith Realty Investors - A large institution invested equity with Zenith to reposition SouthTrust Tower, a large office building on Federal Highway in Pompano Beach, FL. The equity Sandstone brought to the table allowed Zenith to pursue a number of other transactions by allowing Zenith to deploy its in-house equity in more transactions.
- Southcoast Partners, Sandstone brought an institution to the table to invest equity in the condo-conversion of the Highland Beach Club - a transaction that closed in 30 days.
- Milestone Properties ventured with Sandstone to acquire a number of shallow-bay, unanchored retail centers. All centers were acquired for cap rates above 9%. Today these centers trade at caps below 8%.
- Sandstone raised the early institutional investment for Associated Capital Partners to acquire some of its first assets in South Florida.
- Fairfield Residential was introduced to an off-shore equity investor by Sandstone. Fairfield and these investors have developed more than $400,000,000 in properties nation-wide.
- Sandstone assisted Lincoln Properties to identify a pension fund to be its investor on the Lincoln Point apartment project in Aventura, FL
